Summer may be winding down, but what is the real estate market doing?
The August 2026 numbers are in for Belleville and Prince Edward County, and both markets saw some interesting changes from July.
Belleville experienced fewer new listings, fewer sales and another dip in the average sale price. Prince Edward County also saw fewer listings and sales, along with a sizeable drop in the monthly average sale price.
But before anyone starts sounding the real estate alarm bells 🚨, remember that monthly statistics—particularly average sale price—can be influenced by the types and price points of properties that happened to sell that month.
So, let's dig into the numbers.

Belleville had 118 new listings in August, down from 142 in July. That's a decrease of approximately 17% month over month.
Active listings also fell slightly, from 302 to 292.
That means buyers had fewer new properties entering the market and slightly less overall inventory to choose from.
For sellers, fewer competing listings can be good news—but buyers are clearly taking their time, which brings us to another important number.
There were 68 homes sold in August, compared with 80 in July—a decrease of 15%.
That doesn't mean buyers disappeared. It does suggest that the pace of the market slowed as we moved toward the end of summer.
Buyers may be taking more time to compare homes, negotiate and make decisions rather than jumping at the first property they see.
Belleville's average sale price moved from $526,534 in July to $509,200 in August, a decrease of approximately 3.3%.
It's worth repeating something I mention whenever we look at monthly average prices:
Average sale price is not the same thing as the value of your individual home.
If more lower-priced properties sell during one month—or fewer higher-end properties sell—the average can change significantly.
If you're wondering what your Belleville home is worth, looking at recent comparable sales in your neighbourhood and price range will give you a much clearer picture than the city-wide average alone.
Average days on market increased from 48 days in July to 54 days in August.
That's another sign that buyers have a little more breathing room.
For sellers, this isn't necessarily bad news, but it does mean that pricing and presentation matter. Simply putting a sign on the lawn and hoping for the best isn't much of a marketing strategy. 😉
The August numbers in Prince Edward County showed an even more noticeable shift.

Prince Edward County saw 74 new listings in August, compared with 115 in July.
That's a decrease of approximately 36%.
Active inventory also declined from 317 properties to 288.
It's quite a change from July, when new listings had remained steady at 115 for two consecutive months.
There were 34 homes sold in Prince Edward County during August, down from 57 in July.
That's approximately 40% fewer sales month over month.
Again, one month doesn't establish a long-term trend, but it does tell us that August was considerably quieter than July.
For anyone thinking about selling in the County, understanding exactly what buyers are responding to becomes particularly important when fewer transactions are taking place.
Here's the number that's probably going to grab everyone's attention.
The average sale price decreased from $764,362 in July to $676,905 in August—a difference of $87,457, or approximately 11.4%.
Does that mean every home in Prince Edward County lost 11% of its value in one month?
No.
Monthly averages can move significantly depending on the properties that sell. With only 34 sales in August, a different mix of entry-level, mid-range and luxury properties can have a substantial impact on the overall average.
It's one reason I always encourage homeowners to look beyond the headline number.
Your home's value is influenced by its location, condition, size, lot, improvements, property type and comparable recent sales—not simply the County-wide monthly average.
Average days on market increased again, moving from 60 days in July to 74 days in August.
That's up from just 46 days in June.
So while some properties are certainly selling faster, the overall numbers suggest sellers should be prepared for a potentially longer selling process.
There is one theme running through both markets:
August was slower.
Belleville saw fewer new listings and sales, while average days on market increased.
Prince Edward County experienced an even larger decline in new listings and sales, with homes taking an average of 74 days to sell.
That doesn't mean it's a "bad" market.
It means it's a market where strategy matters more than ever.
And that's especially important when you're trying to decide whether to buy, sell or simply sit tight for a while.
If you're considering selling your home this fall, the August numbers give us a few things to think about.
Pricing is important. Buyers have time to compare properties, so pricing too high simply because you want to "leave room to negotiate" can sometimes work against you.
Presentation matters. Your first impression now happens online. Great photography, thoughtful staging, compelling listing copy and strong digital marketing help your property stand out.
Patience may be necessary. An average of 54 days on market in Belleville and 74 days in Prince Edward County means sellers shouldn't automatically panic if the SOLD sign doesn't appear during the first week.
The goal isn't simply to get your home listed.
It's to get it sold.
For buyers, a slower-moving market can create opportunities.
More time on market can mean more time to investigate a property properly, consider your options and potentially negotiate terms that work for you.
But don't confuse a slower market with a market where every seller is desperate to negotiate.
Well-priced homes in desirable locations can still attract plenty of attention.
If you've found "the one," you'll want to understand the property's value and the local competition before deciding how to structure your offer.
One of the most important things these statistics demonstrate is just how local real estate really is.
Belleville's average sale price for August was $509,200, with homes taking an average of 54 days to sell.
Prince Edward County's average was $676,905, with an average of 74 days on market.
Even within those two areas, individual neighbourhoods and property types can behave very differently.
That's why Googling "Realtor near me" and getting a generic market number isn't quite enough.
You want to know:
What's happening with homes like mine, in my neighbourhood, in my price range?
Now we're talking useful information.
With September here, we'll be watching to see whether the traditional fall market brings renewed activity.
Will more sellers decide to list?
Will buyers who spent August at the beach return to house hunting?
And will prices stabilize after the summer slowdown?
Those are the numbers I'll be watching next.
What we know right now is that buyers are being selective, homes are taking longer to sell, and sellers need to be thoughtful about how they position their property.
The market hasn't stopped—it has simply changed pace.
Market statistics are great for understanding the bigger picture, but they don't tell you exactly what your home could sell for.
